What encumbers the asset

The Land and Mortgage Register: what it returns and how

The Księgi Wieczyste system is accessible online at ekw.ms.gov.pl. Search requires the land register number (numer księgi wieczystej), not the address. A foreign lender who knows only the property address must first obtain the register number — a step that requires either a notarial inquiry or access to a geodetic identifier system.

The online view shows four sections: ownership, rights encumbering the property, mortgages, and perpetual usufruct. Section IV lists all registered mortgages with creditor name, amount, currency, and ranking. The system is updated as entries are processed, but processing lag exists. Geodetic and cadastral systems (ewidencja gruntów i budynków) record area, use classification, and building data — not price.
